case studies
Hotel & Marina Acquisition, Croatia
We were engaged by a hotel group from the Middle East in relation to the acquisition of a hotel and marina in Croatia. The investment thesis was that Croatia provided a cheaper parking option for boat owners on the East side of the Adriatic during winter season. Assetreal conducted a market analysis, scouted and screened opportunities.
Hotel & Mixed-use, Saudi Arabia
We were engaged by a Saudi conglomerate in relation to capital raise from a Qatari bank to fund a development project near the Al Haram, Makkah. We collaborated with a UK and regional surveyors on the commercial due diligence and valuation of the proposed mixed-use development consisting of two 4- & 5- star hotels, a shopping mall and two residential towers in Makkah, Saudi Arabia.
Resort Development, Cape Verde
We were instructed by a conglomerate in Cape Verde in relation to their project in the southern part of the archipelago of Cape Verde. The land site measured ca. 44,558 sqm. The planning permission granted a GFA of ca. 53,626 sqm. The project consisted of 200-key serviced apartments and a four-star hotel. Our mandate was to engage an operator and review and revise the business plan, and promote the project to international investors.
Serviced Apartments, Prague
We were engaged by a family office in Liechtenstein to conduct a highest and best use, and marketability study for their site in Prague. We worked with the client’s team including architects and lawyers to identification of the use that maximizes the value of the site, project concept, feasibility, engaging a hotel operator, planning consent and disposition of the site as a 200-key aparthotel. We also assessed the marketability of the site to potential tenants and acquirers.
Luxury Residences, Greater London
We were engaged by a Saudi investment manager to conduct commercial due diligence and valuation of a development site just outside London in relation to an acquisition. The project included over 50 luxury residences in a high-end residential area. We evaluated different commercial and valuation aspects of the prospective development including location, accommodation and use, planning permission, titles, market trends, marketability of the site, residual land value, among others.
Hotel Portfolio, Tripoli
Assetreal instructed by a UK developer to conduct commercial due diligence jointly with a prominent UK surveyor in relation to a capital raise for a portfolio of new build developments in Tripoli, Libya. The portfolio included 4- and 5- star hotels.
Red Sea Resort, Egypt
We were instructed by a quoted Egyptian company to conduct a best use and marketability study of a multifamily property on the Red Sea, Egypt. We proposed a concept and facility program to convert the property to a boutique hotel. We developed a number of scenarios and sensitivity analyses against a background of a highly volatile and uncertain market conditions. We also prepared a valuation to help determine the sale price of the asset.
Office Conversion to Hotel, London
We conducted a scoping study of an office building in Westminster for a Japanese owner. The study focused on the conversion of the office building to a hotel. The report provided headline estimates of average room rate, average room occupancy rate, gross operating profit, indicative conversion cost, yields and returns, and value to-be per key of the proposed hotel use.
Tourism Organization, Saudi Arabia
A government tourism department required an evaluation of the efficiency and effectiveness of its existing organizational structure. We developed a framework to evaluate the existing structure and its impact. Data was collected from key informants and a report was produced. A benchmark and best practice study was conducted from six countries. A restructuring model was proposed addressing immediate and critical implementation issues in relation to strategy and performance, responsibilities, funding and capacity building.

Leadership
Dr. Roubi is the founder and chief executive of Assetreal. He is an expert in the global travel, tourism and hospitality industries. He helps his
clients measure, maximize, manage and realize value from their assets and businesses. He also helps businesses on aspects of operations, sales and marketing, finance and management. This includes rethinking their business model and business strategy, developing their product/service portfolio, building competitive advantage, analyzing the industry and competition, developing growth strategies, leveraging data, financial analysis and business valuation, and among others. He took consulting assignments across Europe, Africa, GCC and North America. He has done extensive advisory work on hotels, motels and resorts, student accommodation, extended stay, and luxury residences. He has also done advisory work for government agencies and chambers of commerce on tourism planning and policy issues. He has been advising private and small cap public companies for two decades.
Dr. Roubi has a strong background in large-scale real estate development projects in the Middle East through senior executive role in multinational firm in real estate. Not only has he advised large bracket and quoted companies through that role, but he also advised government agencies on real estate issues.
Dr. Roubi is a former professor in hospitality and tourism in British universities and abroad. He has taught and led programs in strategy, finance and marketing. Through that role, he sat on the BoDs of DMOs in the UK. He authored and co-authored many book chapters and peer-reviewed articles on hotel valuation. The topic of my PhD dissertation was on the valuation of tourism development projects. He is trained in business valuation and M&As.
Dr. Roubi is an international entrepreneur having established businesses in education and training, business consulting, among others.
